What are the advantages of land leasing over buying a piece of property?
The land-lease arrangement allows you to own your own single family home for true privacy and independence, while keeping the funds normally spent on the land purchase available for discretionary or emergency purposes. In addition, you have the assurance community standards will be carefully maintained; you can enjoy the community social and recreational amenities, and you will live in a beautiful country setting only minutes from shopping, educational, medical services and area attractions. By sharing costs among your neighbors in the community you reduce your net layout; your monthly fee covers many things you would ordinarily pay out of pocket. Road maintenance, snow removal, infrastructure repairs, amenity upkeep and some utility costs are all associated with owning your own land. A monthly fee in our community covers most of these costs. A cost savings is generally realized even before adding the additional benefits of community amenities and professional management.
Are pets allowed at Oakland Communities?
Although each community has its own guidelines concerning pets, Oakland views household pets as life enhancing and we welcome pets in each of our Communities.
Does Oakland rent homes within the Community?
Many Oakland Communities offer for rent fully set up homes ready for occupancy. We also work with a variety of Community Housing Assistance Programs for those people in times of financial transition.
Are any Oakland Communities age-restricted for "seniors" only?
No. All Oakland Communities are open to households with members of all ages.
Does Oakland make reasonable accommodations for the handicapped?
Oakland strictly follows the Fair Housing Policy with respect to reasonable accommodation for disability as well as providing fair housing with respect to race, color, national origin, sex, or family status.
Are your rules actually enforced?
Yes. Residents move to an Oakland Community because of our community standards and the stability the rules create within the community environment. These standards are written based on many years of experience managing numerous communities and input from our residents.
How do we sell our homes if we need or want to?
You may sell your home independently or through an agent; however, the new purchaser must meet all of the applicable entry requirements for community residence.
Does the monthly fee change and by how much?
Yes. The monthly fee generally increases annually in small increments. We keep increases limited to the amount necessary to maintain community standards and services our residences want and expect. By changing fees annually we avoid having to make large adjustments at a later date.
What are fee increases based on?
Increases are based on the Consumer Price Index (CPI), controllable costs such as maintenance and payroll, and hard to control costs such as utility charges, property taxes, sanitation costs, and insurance expenses.
